I can tell you that Texans will love them at first when the house they paid $100K for is snapped up for half a million by a Californian who thinks he's getting a steal. Then, when they find their dream house that cost $250k is now going for $2.5 millon, they won't like them as much. Conversely, when Californians realize that it's an 8 hour drive to a beach or a plane ride to the mountains...they'll become homesick. Add to that, many of them though it was a heat wave when temps hit 80 degrees "back home"....they are gonna love a month of 100+ degree days. Also, from what I've read, Salaries may drop for those folks moving to align more with the Lone Star State.Let's look at some numbers shall we?

Well...let's see. Hoards of Californians move in. That increases demand. A guy that owns a house that was $100k asks $200K. Then $300K. Then $400k. And they'll pay it - because of the housing prices that they are accustomed to seeing. I live in a 1400 square foot home, 3 bedrooms, 2 baths. It is on the tax rolls here for $300K. A similar house in a "non rural" part of California sells for $2.5 million. Someone coming from CA may very well pay $400 or $500k for a house that "back home" cost $2 million and think they are getting a bargain. Well....a job paying $7 an hour in 1995 couldn't support a family...and $11.50 an hour is the inflation adjusted amount. So they need to be making...oh, let's say $15 an hour at one job that might allow them to go to school. But....that's too much money for grunt work. So in order to live - they have to work two jobs. The people across the street just moved here from CA. They did not buy a home. They bought land and had one built. Given the land we have available here and the amount of skilled tradesmen I think that it is very likely people will build new homes instead of buying existing homes. Maybe not in Oklahoma. since they have a state tax and I thought people were flooding to Texas because they don't have a state income tax. And I don't know that Tulsa is like, but I grew up in Dallas. I went back a few years ago for a wedding. It now seems like Denison (on the Oklahoma border) is now a suburb of Dallas. Because there isn't much property to build on. Take a look at Austin...and San Antonio. Houston was always a mess, but since they don't don't have zoning, I'm sure there is some property next to a porn shop and massage parlor that one could buy a lot a build a house.The people across the street just moved here from CA.
