Well, unlike you eolesen, I am not trying to impress anyone.

What makes me sorry is twice I have wasted my valuable time explaining to you I ran those numbers based on the way the question was framed, not real life implementation. I guess trying to communicate to an arrogant, unreceptive person with something to prove is futile.

I am not having this conversation with you again. If you want to run an analysis that is more accurate to real world implementation be my guest, otherwise piss off.
